About Private Lending

What is private lending?

Private lending refers to loans provided by non-bank, private lenders — typically secured against real property. Unlike bank loans, private lenders focus primarily on the value of the security property and the borrower's exit strategy, rather than income, employment, or credit history. This makes private lending accessible to a wide range of borrowers who don't meet standard bank criteria.

Do I need income proof or tax returns?

No. Private lending is asset-based — secured against your property. We do not require payslips, tax returns, or full financial statements. Your property equity and exit strategy are the primary considerations.

Can I get a private loan with bad credit?

Yes, in many cases. Private lenders focus on property equity rather than credit history. Defaults, court judgements, bankruptcy history, and adverse credit are all assessed case-by-case. Many borrowers with significant credit issues are successfully funded through private lending.

What property types can be used as security?

Residential, commercial, industrial, and land assets can all be used as security. We can lend against property in metro and many non-metro postcodes across Australia. Enquire within to confirm your specific postcode and property type.

Is private lending legal in Australia?

Yes. Private mortgage lending is fully legal and regulated in Australia. How is a private loan different from a bank loan?

Private loans are faster, more flexible, and assessed primarily on property equity rather than income or credit. They are typically shorter-term (1–24 months), interest-only, and carry higher interest rates than bank loans. They are designed for situations where speed, flexibility, or access (for non-standard borrowers) is more important than achieving the lowest possible rate.

What interest rate will I pay?

Private loan rates start from 7.99% p.a. Rates depend on the security property type and location, the loan-to-value ratio (LVR), the loan purpose and term, and the borrower's credit and exit strategy. Rates are higher than bank loans to reflect the greater flexibility and speed of approval offered by private lenders.

What LVR is available?

Up to 70–75% LVR for residential metro first mortgage security. Second mortgages are generally available up to 70% combined LVR. Higher LVR may be possible in some circumstances — for example, where there is a clear and defined exit such as a confirmed property sale.

What is the minimum and maximum loan amount?

Blue Vista Capital assists with private loans from $100,000 up to $20,000,000 across all loan types including bridging finance, second mortgages, no-doc business loans, construction loans, and mezzanine finance.

Are there establishment fees on private loans?

Yes. Private loans typically include establishment fees, which vary by lender and loan size. These are disclosed upfront and factored into any indicative terms we provide. There is no fee to enquire or receive an indicative quote.

How fast can you settle?

We can provide indicative approval within 24–48 hours of receiving your scenario. Settlement timeframes depend on the outgoing lender's discharge process and valuation requirements, but most private loans settle within days to 2 weeks of formal approval.

What do I need to provide?

To assess your scenario we typically need: the security property address and type, approximate property value and existing mortgage balance, the loan amount required and purpose, and your exit strategy (how you plan to repay or refinance the loan). No payslips or tax returns are required.

How do I submit a scenario?

Can I refinance my private loan?

Yes. Blue Vista Capital specialises in refinancing expiring or expensive private loans. We can often source a lower rate, a longer term, or a more suitable structure than your current arrangement — without requiring income proof. We recommend acting 3–6 months before your loan matures to maximise your options.

What happens if my private loan matures and I can't repay?

Contact us immediately. In most cases we can arrange an extension with your existing lender or a fast refinance to a new private lender, even at short notice. Acting early is critical — the more time you have, the more options are available.
